From designing, financing, to building, Structured Builders, LLC presents
an innovative way to help you build a home within your budget. It is our
goal to provide you with an organized, intelligent service, where we work
with you to hire the best subcontractors for your particular project. In
so doing, we will present to you the bids for each step of your job, and
recommendations on who we think you should use. There are no unexpected
profits or costs. The contractor that you choose is the one you get. We
believe this helps you to understand the home building process better, and
gives you the piece of mind that you know exactly what and who you are paying
for. So, how does it work?
The Working Process:
- A Structured Builders, LLC representative will meet with you to go over your plans. We will discuss the process of going through the city or county and the papers that you will need to get your plans approved. If you believe and agree to our services, our representative will have a contract written up.
- Our contracts are very simple. We operate on a cost plus 15% basis. This means that we present the subcontractor bids to you, and add 15% to arrive at our contract price. We also require a $5,000.00 non-refundable deposit at this time. This deposit is credited to the final contract price, and helps to cover the work involved in preparing the bids for you, and any engineering that might have to be performed at your new home site. This deposit is required to help protect our subcontractors as well. It takes a great deal of time to prepare bids for clients, and we want our subcontractors to know that we have a dedicated client who is ready to build! In turn, we tend to get our bids in a bit faster than other builders.
- When Structured Builders, LLC has received all your bids, we will sit down with you and go over each aspect of building your home. We will discuss our confidence level in each bid, and will award bids that you approve. Once this process is completed, we will begin finalizing scheduling with the subcontractors and request an initial draw to get the building process going.
- Structured Builders, LLC offers two alternatives in the building process. The first, and more appealing in our opinion, is to build the house up to "dry-in". This means we do the excavating, foundation, plumbing to stub up, electric to boxes, slab, interior and exterior walls, rough openings, roofing, and stucco. We then turn the house back over to you to pick appliances, colors, carpets, tiles and the like. We feel that there is no reason for you to pay Structured Builders, LLC 15% for something that you are going to have to go and pick out on your own anyway. Structured Builders, LLC can help with contractors to install these items. Second, Structured Builders, LLC will general contract the entire project at cost plus 15%. This means that we will build your house from start to finish.
Insulated Concrete Forms:
Structured Builders LLC builds almost exclusively with Insulated Concrete Forms (ICF's). We are dedicated to the efficient use of energy and committed to green building procedures. Structured Builders believes that it is all of our responsibility to preserve the limited resources of this earth. Not only do ICF's facilitate our goals, they give you a more energy efficient, safer, cleaner, stronger, quieter, and healthier home. Structured Builders would like the opportunity to introduce you to this new way of building. We have several brochures available to help you better understand ICF's. ICF construction will cost about 3% to 6% more than conventional 2 X 6 wood but in the long run will actually pay you back many times over. We will however honor your preference of building materials.
